In a nutshell

What’s a liveable space?

Bedrooms, living rooms, dining rooms, and kitchens are considered ‘liveable’. So don’t worry about the hallway!

A fix of fresh air

Each window, door or skylight needs to be able to open to the outside, and stay fixed in an open position. It’s about fresh air and ventilation.

Extract what?

All kitchens and bathrooms, i.e. any room in your property with a bath, shower or cooktop will need an extractor fan that’s vented to the outside.

A continuous mechanical ventilation system that extracts to the outdoors will also meet the standard as long as certain criteria are met.

Top tips

Already a fan

If there is an extractor fan already installed, check to make sure it's in good working order.

Time it right

Installing a timer on fans or a humidity sensor can improve ventilation.

Keep it secure

Make sure the tenant can ventilate the house while keeping it safe and secure. Window stays can be good for this.
